Scaling: the winter damage
Scaling is the flaking or peeling of the top layer of concrete, and it's one of the most common repairs in North Texas. It usually shows up after winters with repeated freezes, especially where ice melt was used, and on concrete that was finished with too much water or never sealed.
If the slab underneath is sound, scaled concrete can be resurfaced. The loose material is removed, the surface is cleaned and prepared, and a bonded polymer-modified overlay is applied with a broom or decorative finish. The result is a uniform, durable surface at a fraction of the cost of replacing the slab.
To keep it from coming back, the new surface should be sealed, and rock salt should be avoided. Sand provides traction during ice storms without attacking the concrete.

Cracks from clay movement
The black clay of the Mid-Cities moves seasonally, and slabs on it crack as a result. Many of those cracks open in late summer and close again after the rains, which tells you the slab is still moving.
For moving cracks, a flexible sealant is the right repair. It keeps water out of the crack and the base beneath, and it stretches and compresses as the slab moves. Rigid fillers and mortar patches pop out within a season.
When the sides of a crack have shifted to different heights, sealing alone won't solve the trip edge. The lower side can sometimes be leveled first, or the damaged panel can be cut out at the joints and replaced.

Steps, landings and corners
Front steps and porch landings take a beating from weather, foot traffic and the movement of the soil beneath them. Common problems include chipped nosings, broken corners, cracked treads and steps that have pulled away from the house.
Chipped and broken areas can be rebuilt with forms and repair mortar bonded to the old concrete. Steps that have separated from the house may be lifted back into place if they're intact, or rebuilt if they're badly broken.
Safety matters most on steps. Even heights, a textured surface and a firm handrail anchor are part of a proper repair, especially for older residents and visitors.

Joints and edges
Joints between slabs, and between a slab and the house, are designed to let concrete move without cracking. Over time the filler dries out, cracks or disappears, letting water and debris in. Water entering joints feeds the clay unevenly and makes movement worse.
Cleaning out old joint material and installing a new flexible sealant is a modest job that protects the whole slab. It's especially worthwhile along the house, at the garage and around pool decks.
Broken edges along driveways, often where tires roll off the slab, can be cut back and rebuilt, sometimes with a thickened edge to resist further damage.
Along the house, the joint between a walkway or patio and the foundation is especially important. Water that enters there reaches the soil right next to the foundation, which is the last place you want uneven moisture on expansive clay.

Deciding between repair and replacement
Repair is the right choice when most of the slab is sound and the damage is limited to the surface, a few cracks or a single area. Replacement makes more sense when the slab is broken into many pieces, moving in several places and failing at the surface at the same time.
On older driveways and walks, a mix often works: replace the worst panels, seal the cracks in the rest and resurface where scaling is the main problem.
A contractor should explain the options and what each will and won't fix, so you can choose based on budget and how long you plan to stay in the house.
Timing matters as well. Repairs done before a winter, such as sealing cracks and resurfacing scaled areas, stop water from getting in and freezing, which slows further damage. Waiting through several winters usually turns a resurfacing job into a replacement.
How we work
Step by step
- 01
Call to understand the damage and how it's changed over time.
- 02
Visit to find the cause: freeze damage, movement, water or impact.
- 03
Written estimate describing the repair and its limits.
- 04
Preparation, repair and sealing.
- 05
Advice on deicers, watering and drainage to protect the repair.
What it costs
Repair costs depend on the type and extent of damage, how much material must be removed, whether panels are replaced or leveled, and the finish. Small repairs often carry a minimum charge.
Questions
Concrete Repair — asked and answered
Can flaking concrete be fixed without replacing it?
Yes, if the slab underneath is sound. It can be resurfaced with a bonded overlay and then sealed.
What should I use on icy steps?
Sand, or a deicer labeled safe for concrete. Rock salt damages concrete surfaces, especially young ones.
Should I fill cracks with mortar?
Not if they move. Flexible sealant stays bonded as the slab shifts; mortar pops out.
Will the repair be visible?
Patches usually show at first. Resurfacing a whole area gives a uniform look.
